Being “Seller Ready” Is the Most Underrated Advantage in Brownfield Real Estate
Buyers are not only assessing the site itself. They are assessing how difficult it will be to understand the site well enough to make a decision. When key information is incomplete, scattered, or presented without context, the early stages of diligence become an exercise in reconstruction rather than evaluation. Time is spent locating reports, determining what is still relevant, and filling gaps that could have been addressed upfront.
Being seller ready does not eliminate environmental risk. What it does is make that risk legible early enough for a buyer to engage properly with the opportunity.
